Our Park Attractions

The Falls...

Cascading Falls is the natural, rock spillway that flows excess water out of our pond. During times of high rain, we invite you to come experience the majestic sights and sounds of these falls.

The Lake...

Spend your time discovering our 1.5 acre private pond and exploring the trails we have carved throughout the property. During the evenings/weekends bring your family to the lake with a short 5min walk and enjoy nature at its finest.

Park Rules

  • General Facility Guidelines

    The speed limit within the park is 5 mph and applies to guests and visitors at all times.


    All park facilities are for the RV residents/guests only and must be kept clean at all times. We

    respectfully ask that any/all litter be cleaned up and disposed of properly. “Leave it better than

    you found it.”


    Dumpsters located throughout the park are for personal trash only. All garbage must be bagged & tied, boxes broken down. Do not leave trash outside by your RV. Sites are to be kept clean and orderly, as determined by management. Please the laundry room as you would leave your own. If the units are in need of attention, please notifiy management so we can take a prompt look. Washing vehicles in the park is prohibited; however, keeping your RV clean and in good repair is your responsibility.


    We want children to be safe and have a good time; therefore, children under the age of 16 must be accompanied by an adult in any/all facilities within Cascading Falls RV Park. Children cannot go to the pond or through the woods without parental guidance. Parents are fully responsible for cleaning up after their children in/around the park.


    Grills are allowed by management however fire rings are NOT. If management approved,

    grills must be attended to at all times by adults and extinguished when not in use. Do not

    dump grill remains on the ground or burn trash in fire. Consult with management before

    any fire related activity. No fireworks are allowed anywhere within the park. Additionally, Cascading Falls RV Park follows all State and County fire ban guidelines, restrictions, and advisories.


    Parking is designated to gravel surfaces only and each site is allotted (2) vehicles. Where space is

    limited, alternate parking may be provided to the guest. Do not block any roads or other RV sites

    or park in areas not designated.


    All buildings are smoke free (including vaping) and the grounds at Cascading Falls RV Park

    have designated smoking areas. Smoking/Vaping inside any facility or leaving litter (buds)

    around the park will result in a written warning or expulsion from the park decided solely by

    management.


    Quiet time within the park is observed from the hours of 10:00PM till 8:00AM daily. Events that

    disturb other residents (loud parties, playing the radio loudly, blasting loud speakers, etc.) will be

    asked to cease. If request is not followed then guest will be asked to leave the park immediately.


    Guests are not allowed to alter (dig, tunnel, trench, etc.) sites to hook up or install RV

    accessories. Any request for modification of a site must be submitted to management and will be

    at our sole discretion.


    Fishing is not allowed.


    FIrearms: I agree, and shall cause my children, invitees and guests to obey all federal, state, and local laws regarding the ownership and possession of firearms. Firearms are not permitted in any property buildings or common areas. The only exception is that I, my children, invitees or guests may have a firearm in a locked, private vehicle in parking areas if permitted by law. The discharge of firearms, BB guns, air guns/rifles, or similair devices is strictly prohibited and will result in removal from Cascading Falls RV Park and the reservation forfeit in its entirety. 


    If you have any additional questions in regards to any park rules, please reach out to

    management and we will be happy to clarify. Guests and visitors must follow any additional

    rules that may be posted throughout the park.

  • Terms & Conditions

    Cascading Falls RV Park is a family friendly park focused on bringing people back to nature and providing a quiet and relaxing space just outside of Gilmer, Texas. We have designed this park so that we can provide both short term and long term RV sites that enables everyone to have their very own slice of Home. With that said, we take the experience of everyone very seriously and will not tolerate any offensive behavior towards anyone that would adversely affect their experience during their stay. If such situation arises, management will take swift and decisive action to remove responsible party from grounds immediately. In such incident, responsible party

    will forfeit refund for rest of stay and be liable for any/all damages caused by them to any guests’ property or the parks’ property. All guests/visitors agree to vacate the premises at the request of management if these rules/regulations are violated.


    Disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious, disuptive, or vulgar behavior will not be tolerated. This is cause for immediate eviction without refund.


    Illegal drugs of any form are prohibited on the property of Cascading Falls RV Park. Person(s) caught in violation of this rule are subject to immediate eviction without a refund. Person(s) knowing of any illegal activity are encouraged to notify the management immediately. Any information provided to management will be strictly confidential.


    Cascading Falls management will provide water and sewer to all sites. Electricity will be provided to daily/weekly renters; however, monthly renters pay for their own. Failure to pay charges when due or in a prompt manner will terminate the guests rights under the rental agreement.


    Guest understand they can in no way, shape, or form, lease or sublet their assigned spot through private means or professional services such as AirBnB, VRBO, etc.


    Any dispute under this agreement shall be required to be resolved by mediation of the parties. If the dispute cannot be resolved through mediation, then the dispute will be resolved through court litigation conducted in accordance with the laws of the State of Texas.

  • RV Site Regulation

    Cascading Falls RV Park requires all RVs to be in good shape and working order and has the

    sole discretion to turn a guest away if requirements are not met. All RVs are subject to management approval on a case by case basis.


    Guests/Visitors are not allowed to maintain, work on, or repair any vehicle on the RV park

    grounds. Vehicles must be in good shape and in working order.


    “Donuts” or “L” connectors are required for the sewer hose without exception. A positive sewer seal at both ends of the hose is required. Water pressure regulators are also recommended as we have high water pressure at our park.

  • Cancellation Policy

    Check-Out: 1:00PM Due to previous reservations. If you plan to stay longer please re-register with us as soon as possible.


    Before: If a reservation is cancelled before commencement then a 100% refund will be issued.


    After: If a booking has already commenced, then the guest will be charged for the days that were

    used and refunded for those they did not.


    You must be at least 18 years old to make a reservation. If a booking has already commenced, then the guest will be charged for those days and refunded for the days not used. Cancelled reservations credit card reservations will be refunded to the credit card on file.

  • Pet Policy

    Pets are more than welcome, (2) per site, but are required to be kept on a leash while outside of

    the dog park and under control at all times.


    Pets cannot be left outside unattended and are considered so if you are away or asleep. Do not tie

    pets to any objects or trees within the park. 


    Pets are not allowed in any of the buildings except those pets who classify as service animals.

    Please advise management if your pet is a service animal so we can place the proper legal paperwork on file.


    Visitors of guests are required to abide by all of the same pet rules and visitor compliance is the

    responsibility of the registered park guest.


    All pet litter is the responsibility of the owner and we kindly ask that it is promptly picked up

    and disposed of.


    Aggressive/disturbing dogs (barking, growling, excessive whining, etc.) will not be tolerated and will result in the guest being asked to leave.


    No permanent structures (kennels, dog houses, enclosures, leash lines, etc.), besides those

    offered by the park, are allowed.


    These rules are for the health and welfare of all the guests so please, let's have respect for everyone.


    Maximum pet weight is 40 lbs with all larger dogs having to be approved by management on a

    case by case basis.

  • General Liability Release

    As a participant in any recreational activity, I am responsible for acting within the limits of my ability and heeding all warnings regarding participation in the activity. I will maintain control of myself and any equipment while participating in the activity and will refrain from acting in any manner that may cause or contribute to injury to myself or to others.

    I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE Raw Acres Real Estate, LLC, d/b/a Cascading Falls RV Park: Gilmer, TX, its owners and agents (collectively, Cascading Falls Management), from any and all liability to me, my children, my invitees/guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Cascading Falls RV Park property, facilities, golf carts, amenities, and lakes, (collectively, the Premises) and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; thunder and lightning; temperature fluctuations; falling trees; tree limbs, ice; or encounters with wildlife.

    I HEREBY AGREE TO INDEMNIFY, SAVE AND HOLD HARMLESS Cascading Falls Park Management, and each of them, from any loss, liability, damage or cost (including attorney fees) they may incur due to injury (including death), damage or loss of property relating to use of the Premises by me, my children, and/or my invitees/guests or due to any incidents that may occur during my stay. I understand that, although Cascading Falls Park Management makes every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility.

    As a courtesy, our employees, if so requested, may assist with directing you to your designated campsite. It is your sole responsibility to ensure that the site will accommodate your specific trailer/RV and that you will not hit any branches, bollards, trees, etc. when positioning your RV on the campsite. You agree to indemnify and hold Raw Acres Real Estate, LLC, d/b/a Cascading Falls RV Park: Gilmer, TX, its owners and agents (collectively, "Cascading Falls Park Management") harmless from any loss, liability, damage or cost (including attorney's fees) that may result from an employee assisting or directing you onto a campsite. Furthermore, you release, waive, discharge and covenant not to sue Cascading Falls Park Management for any and all liability, loss, or property damage relating to an employee assisting/directing you to your site.

    The Premises are privately owned and CASCADING FALLS MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law. Cascading Falls Park Management reserves the right to require any person or party it deems necessary, to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. Harassment or mistreatment of our staff or other guests, including but not limited to, racist comments or hate speech, will not be tolerated under any circumstances. I have read this notice and agree to it as well as all Cascading Falls Park Rules and regulations. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, and any guests that visit during my stay. On behalf of each person in my party, I grant Cascading Falls Park and its affiliated entities and promotional partners the right to include any photographic, video and other visual portrayals of each person in my party in any medium and for any purpose.

    I understand that I am and remain personally liable to pay the total amount of my reservation prior to my scheduled check-in date, or at such earlier date communicated to me. If I fail to pay the total due, I agree that Raw Acres Real Estate, LLC d/b/a Cascading Falls RV Park: Gilmer, TX may charge any remaining balance (in addition to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with my reservation. Any amounts due after 30 days will be subject to the maximum late charge permitted under state law.

    Animal Waiver: I hereby agree to the following regulations and conditions relating to my dog while camping at Raw Acres Real Estate, LLC, d/b/a Cascading Falls RV Park: Gilmer, TX ("Campground") with my dog.

    • Excluded Areas: Dogs that are not service animals must be kept out of the following areas: Laundry room & Community building.

    • Excluded Dogs: I agree that the Campground has the sole discretion to exclude dogs. The basis for exclusion may include, but is not limited to the following: breed-specific exclusions; due to their young age are exempted from state or local law vaccination requirements; are sick; are in heat; are aggressive, vicious, dangerous or potentially dangerous; require muzzling; or are easily frightened or sensitive, resulting in disruptive behavior (such as fighting or biting) in response to a stimulus.

    • Supervision: I agree to keep my dog on a leash or in a carrier while in all public areas of the Campground. I further agree to have my dog with me or a designated individual at all times, and understand that I may not leave the dog unattended at the campsite. I agree to prevent noise or any other disturbance by my dog, in the interest of other guests at the Campground.

    • Vaccinations: I represent and warrant that my dog is up to date on all vaccinations (including rabies and distemper) and flea treatments.

    • Disturbances: I agree that, should my dog create any disturbances, which cause complaints to be made to the management by other guests or employees of the Campground, at the request of a Campground employee, I will immediately make arrangements to house my dog elsewhere outside the Campground. Additionally, I understand and agree that if I do not find alternative housing for my pet after being asked to do so, I will be asked to leave the Campground and will not be issued a refund.

    • Assumption of Risk and Release: I understand that my permission to have my dog at the Campground with me is a privilege and not a contractual right. Such permission is expressly conditional upon my adherence to the terms of these rules and other rules in effect at any given time. I understand that the Campground may revoke such permission at any time for any reason. Additionally, I hereby assume all responsibility of risks, injury, damage, other harm that may occur while my dog is at the Campground or caused by my dog. Further, I hereby knowingly and voluntarily expressly release and discharge the Campground, its owner, its agents, its parent companies, members, managers, directors, officers and employees ("Released Parties") from any and all claims, damages, liabilities, injuries, demands, or causes of action, both present and future, whether known, unknown, anticipated or unanticipated, that me or my guests or invitees may have against any of the Released Parties arising out of or incident to my dog's presence in the Campground, whether arising from any act or omission, whether negligent or otherwise, of me, my dog and/or any guest or invitee. I further agree to indemnify each of the Released Parties for any and all such claims, damages, liabilities, injuries, demands, or causes of action, including costs, expenses, and attorney's fees arising as a result of or related to the presence of the dog at the Campground. This provision shall be enforceable to the fullest extent of the law.

    • Acknowledgment: By signing below, I acknowledge that I have read the foregoing Assumption of Risk & Release and fully understand its provisions and implications. My execution of this Release is entirely voluntary and intended to be binding on my heirs, executors, legal representatives and assigns. I have read this Animal Waiver and understand it is my responsibility to abide by the Rules. I further understand that it is my responsibility to ensure that my guests and invitees also comply with the Rules. Failure to adhere to the policies and rules set forth herein may result in my removal from the RV Park without a refund.
